Gas Furnace Checklist

 

1) Replace standard 1" air filter.                 

2) Check all electrical connections.           

3) Lubricate all moving parts as needed.  

4) Clean blower assembly.                       

5) Clean and inspect heat exchanger.        

6) Check thermostat settings.                        

7) Clean and inspect venting.                   

8) Clean condensate drain line (90%+).              

9) Verify emergency shut off operation.      

10) Measure temperature rise.

11) Check ignitor.

12) Clean flame sensor.

13) Test burner operation.

14) Check and adjust gas pressures.

15) Check blower capacitor output.

16) Check for proper furnace operation.

17) Inspect gas line.

18) Check and test any accessible zone dampers.

19) Test safety controls.

 

Oil Furnace Checklist

1) Replace standard 1" air filter.

2) Check all electrical connections.

3) Lubricate all moving parts as needed.

4) Check blower assembly.

5) Clean and inspect heat exchanger.

6) Replace standard oil filter.

7) Replace oil nozzle.

8) Clean pump strainer.

9) Test burner operation.

10) Clean and inspect venting and chimney.

11) Check thermostat settings.                  

12) Verify emergency shut off operation.

13) Measure temperature rise.

14) Check and adjust oil pump pressure.

15) Clean electrodes.

16) Check igniton transformer.

17) Inspect oil tank if accessible.

18) Check blower capacitor output.

19) Check for proper furnace operation.

20) Inspect oil line.

21) Check and test any accessible zone dampers.

22) Perform combustion analysis.

23) Test safety controls.

 

Boiler Checklist (Gas/Oil)

1) Check circulator operations.          

2) Check all electrical connections.

3) Lubricate all moving parts as needed.

4) Check blower assembly.

5) Clean and inspect heat exchanger.

6) Replace standard oil filter (oil)

7) Replace oil nozzle (oil).

8) Clean pump strainer (oil)

9) Test burner operation.

10) Clean and inspect venting and chimney.

11) Check thermostat settings.

12) Verify emergency shut off operation.

13) Measure temperature rise.

14) Check and adjust oil pump pressure (oil).

15) Clean electrodes (oil).

16) Check igniton transformer (oil)

17) Inspect oil tank if accessible (oil).

19) Check for proper boiler operation.

20) Inspect fuel line.

21) Drain or check expansion tank pressure.

22) Clean and inspect automatic fill valve strainer.

23) Adjust water pressure and purge air from system.

24) Test and exercise pressure relief valve.

25) Check zone valve operations.

26) Adjus gas pressures (gas).

27) Clean flame sensor (gas).

28) Test ignitor (gas).

21) Check and test any accessible zone dampers.

22) Perform combustion analysis.

23) Test safety controls.

 

 

Air Conditioning Checklist

 

1) Clean condenser coil

2) inspect evaporator coil and clean as necessary.

3) Clean condensate drain pan, line, and trap.

4) Check condenser for levelness.

5)Replace standard 1" air filter.

6) Clean blower assembly.

7) Check all electrical connections.

8) Lubricate parts as needed.

9) Check thermostat settings.

10) Test all safety controls.

11) Check crankcase heater if applicable.

12) Check capacitor outputs.

13) Test condenser fan operation.

14) Run and test to check proper refrigerant levels.

15) Take all running amp draws of motors.

 

 

Heat Pump Checklist

 

1) All items listed under Air Conditioning Checklist.

2) Test Auxilliary Heat Package.

3) Check reversing valve operation.

4) Test systems defrost cycle.

Annual oil furnace service: $149.00

 

Annual gas boiler service: $129.00

 

Annual oil boiler service: $159.00

 

Annual air conditioning service: $119.00

 

Annual heat pump service: $119.00

Annual is for one annual inspection per contracted year.  

 

A 10% discount will be deducted on any combination of Maintenance Contracts.  

 

For example: You sign up to have your gas furnace serviced and you also have your A/C added to the contract (on the day of contractual agreement).  The combined total would be $238.00 but with the 10% discount the total for that year will be $214.20. 10% discount not valid with any other offers.
